All  Bidders on real estate must bring a bank letter of credit or be pre-approved by Smith       Auctioneers LLC prior to sale day.  Winning bidder will pay 10% down day of sale payable to Monarch Title, Brookfield, MO to be held in  escrow  until closing.  Closing on or before July 6th, 2015.  Acres are sold +/-.  All non real estate items are sold “as is” with no warranties implied. 

Broker Participation:  2% Broker Participation will be paid at closing to the licensed Broker representing the pre-registered successful final Bidder on the real estate.
