This Beautiful 155 Acres Will Sell In 3 Tracts. Tracts will sell separately and in combination until the highest bid is reached.

Tract 1 is 70 acres almost all open with 2 large stocked ponds and is currently in green pasture and ready for grazing.  Perimeter is cow tight and the interior is divided with solar powered electric fence into 3 paddocks.  Has big tire waterer fed by upper pond. Tract 1 is accessible by easement that extends north off of Icon Drive.

Tract 2 has 50 acres of row crop bottom land with approximately 46 acres tillable.  Tract 2 is accessible by easement off of Icon Drive.

Tract 3 is 35 acres about 85% open with 5   acres tillable.  There is a smaller pond and a new steel panel corral was added this year. Tract 3 has road frontage on Icon Drive so it is a perfect building site for your country home or hunting cabin.

Terms:  10% down day of auction payable to Monarch Title, balance due on or before closing June 17th, 2016.  There will be a 2.0% buyers premium added to the final bid price.  Seller will provide Owners Title Policy prepared by closing agent, Monarch Title, Brookfield, Missouri.   Property sells subject to acceptance of final bid by Seller.   Property sells with no tenants for 2017.  Possession for 2016 crop purposes will be immediate upon harvest of 2016 crop.  Second 1/2 rents go to buyer.Possession of Tract 1 pasture will be immediate upon payment of escrow.  All other possession rights at final closing.
